Capercaillie Cottage is a modern detached three bedroom cottage situated in a quiet area on the western fringe of Aberfeldy.

The sunny securely-fenced garden backs onto woodland where there is an abundance of wildlife including red squirrels which visit the bird table and also wild roe deer.

Conveniently situated five minutes from a bus route and within a level ten minute stroll of the centre of Aberfeldy with its shops and restaurants, Capercaillie Cottage has been completely renovated and fitted throughout with new furniture and appliances.

Capercaillie Cottage Accommodation

Sleeping six to eight comfortably, the accommodation, with gas central heating, comprises two twin bedrooms and one double with king-size bed and en suite shower room, which has a full size walk-in shower.
Each bedroom is equipped with a radio/CD player/clock.

In addition for 2009 there is a new extension opening out onto the decking and garden providing additional living/sleeping accommodation with TV / DVD player / iPod docking station, easy chairs and a comfortable double sofa bed.

The luxurious bathroom has a deep twin-end bath plus a separate full size walk-in shower and twin basins.
The kitchen has a gas hob and built in electric oven, washing machine, dish washer, combination microwave and large fridge-freezer.

Capercaillie Cottage Facilities

There are indoor and outdoor drying facilities. The spacious sitting room and dining area has comfortable leather sofas, a hi-fi with radio, cassette and CD player, plus a wide screen TV with satellite installed, DVD player and VCR.
Guests can make use of the telephone - which includes unlimited any time calls to UK landlines.
The cottage also has WiFi internet access.
There is also a chimenea and portable barbecue for guests' use.

Services:
Aberfeldy has several Banks including Natwest, and there are several cash points including Link. There is a garage which also sells fuel, a hairdresser and the usual doctors' and dentists' surgeries. A new leisure centre and swimming pool will open during 2010.

Access:
There are two steps up to the front door with a strong handrail fitted. Once inside, the property is completely level with no steps at all, including level access via the French windows to the outdoor decked area.
The two showers enclosures are both 'walk-in'.
Off road parking for two to three cars plus a secure garage.
Sorry, no smoking - one dog only by prior agreement with the owners.

Eating:
Local food shops include a good-sized Co-op supermarket plus a Spar and Londis all of which have long opening hours.
In addition there are several restaurants selling take-away meals including Indian, Chinese, an excellent Fish and Chip shop which also sells good pizzas, and Dow's which sells a wide range of gourmet ready meals. Add to this the good selection of restaurants and gastropubs and visitors can relax all week without having to cook.
If you like cooking there is an excellent delicatessen selling a full range of fresh fish and shellfish plus fruit, vegetables and herbs.

Getting there:
Aberfeldy can be reached entirely by public transport from Edinburgh Airport. The airport shuttle offers a regular service to Edinburgh Station, where there is a regular train service to Pitlochry, and buses from Pitlochry to Aberfeldy.
By car, the property can be found by turning into Alma Avenue from the Kenmore Road on the western side of town.

Private parking is available at the cottage.

Things to do:
There is a large outdoor pursuits centre offering activities such as canoeing, white water rafting, canyoning, climbing and more.
Loch Tay is only five miles west where picnics and swimming from the loch side, as well as sailing, windsurfing, canoeing and pleasure boats are on offer.
Pitlochry, only twenty minutes drive away, is a popular place to visit with the Festival Theatre, famous Faskally fish ladder and many shops and restaurants.
A little further up the A9 you will find Blair Atholl Castle with many lovely walks in the vicinity, and the famous Pass of Killiecrankie.

Perth lies around 40 minutes south, while the seaside resort of St Andrews is just over one hour by car on good roads. Edinburgh, Glasgow and Stirling are all within easy striking distance for a day trip.

The popular activities include walking with several Munros within easy distance, beautiful walks from the doorstep beside the River Tay and up the 'Birks' of Aberfeldy, golf, fishing and of course Dewars the local Aberfeldy Distillery.
