Kirkton
Farm Cottage is situated on a working farm overlooking Udale
bay in the rural area of Resolis in the Black Isle.
This traditional farm cottage is comfortable and well equipped, being
fully modernised to a high standard.
The cottage sleeps up to four guests. The tariff includes all bed linen,
towels, gas heating, electricity and coal for the fire.
There are many beautiful woodland and shoreline walks in the area where
you may catch a glimpse of local wildlife.
The cottage offers peace and tranquillity whilst being only 30 minutes
away from Inverness, the capital of the Scottish Highlands.
The cottage has its own garden and has fabulous views out over the RSPB
sanctuary of Udale bay and the Cromarty firth, acknowledged as one of
the best places in Europe for spotting bottlenose dolphins.

Kirkton Farm Cottage Accommodation
The accommodation consists of a large fully fitted farm house kitchen/diner.
The kitchen is fully fitted with a good range of quality furniture including
a full sized cooker, fridge/freezer, washer/dryer, microwave, kettle and
toaster. There is also an range of quality kitchen equipment including
pots / pans, utensils etc
One double bedroom comfortably furnished with pine farmhouse furniture.

The Large living room has two comfortable leather sofas, a real coal
fire, flat screen TV/DVD player with freeview, a radio and CD player.
One of the sofas is also a comfortable sofa bed.
Dining room with seating for four. The dining room has extensive views
over Udale bay.
The shower room is well fitted with an electric shower and electric shaver
point.
Spacious fenced garden overlooking Udale bay and the Cromarty firth with
patio area, garden furniture, BBQ and drying green.
The cottage sleeps 4 comfortably, having a double (three seater) sofa
bed in the lounge.
The cottage is fully double glazed and centrally heated with gas central
heating making it warm and cosy.

How to find us
From the north:
Take the A9 over the Cromarty bridge. Take the first left on to the B9163
signposted Cromarty. At the T junction turn left signposted Cromarty.
Drive to the hamlet of Balblair continuing straight ahead along a single
track road. Do not take the first right signposted "Kirkton Farm".
Drive another 500 yards and take a sharp turn to the right.
500 yards along this rough track is Kirkton Farm cottage. Park in the
drive.
Please note that this is a rough farm track, drive slowly.
From Inverness and the south:
Take the A9 over the Kessock bridge. Take the third exit at the Tore roundabout
signposted Wick.
Turn right on to the B9169 signposted Culbokie and Cromarty.
Drive to the hamlet of Balblair continuing straight ahead along a single
track road. Do not take the first right signposted "Kirkton Farm".
Drive another 500 yards and take a sharp turn to the right.
500 yards along this rough track is Kirkton Farm cottage. Park in the
drive.
Please note that this is a rough farm track, drive slowly.
Arriving by plane:
Leave the airport and travel on the A96 to Inverness.
At the A96/A9 roundabout take the third exit for the A9 north.
Once you are on the A9 follow the signs as from Inverness and the south.
