Balliefurth Wood Cottage Accommodation

Ground Floor:
On the ground floor the entrance lobby leads to the hallway, which gives access to the lounge, kitchen, dining room, double bedroom and bathroom. The kitchen also leads to the sun lounge, which can also be accessed from the dining room. The utility room is also accessed through the kitchen.

The entrance lobby has a tiled floor with seat and coat hooks, handy for a quick change after a day out. From the lobby, the spacious hallway give access to the ground floor rooms.

The lounge two 3 seater sofas, TV and satellite receiver (FreeSat), Hi-Fi, open fire, coffee table and large window with view out across front garden towards River Spey. Dining room with large extending dining table, sideboard,and eight chairs. It has a large window with view out across front garden towards River Spey.

Sun Lounge, a room to sit and enjoy the tranquil surroundings looking out over the garden and surrounding woodland, and a view to the River Spey to the front. Double patio doors lead out to the patio area to the side of the house.

The spacious fully fitted kitchen has a double oven, ceramic hob with touch controls and a built in dish washer. There is a breakfast table and chairs. The utility is the door to the rear of the property, with single drainer sink and washing machine, full size fridge freezer and microwave.

Downstairs Bedroom, a third bedroom with king-size double bed and patio doors to rear garden and patio. Conveniently situated on the ground floor, accessed from the hallway, with shower, sink and toilet.

On the first floor there are two bedrooms (a double and twin with an ensuite shower room) and a family bathroom.
Bedroom 1 is the main bedroom, with a king size double bed and a large walk in wardrobe. The large dormer window to the front looks out across the garden towards the River Spey, whilst the tall feature window to the side looks out over the adjacent woodland.

Bedroom 2 has two single beds, and an en-suite bathroom. There is a single wardrobe, and a bedside cabinet with light for each bed. The large dormer window looks out across the front garden towards the River Spey.

Family Bathroom, accessed from the first floor landing and adjacent to the main bedroom, the family bathroom has a bath, shower, sink and toilet.

DIRECTIONS
Getting there from the Information Centre:

From the centre of Grantown on Spey, follow the A939 towards the River Spey. On reaching the A95, go straight at the roundabout, cross the River Spey and follow the road eastwards for half a mile, then turn right onto the B970 heading towards Nethy Bridge. The cottage is located just off the B970 half way between Grantown on Spey and Nethy Bridge (about 2 miles from each).
