Edinburgh hotelWelcome to Fraoch House - one of the finest Edinburgh bed and breakfast establishments.

Meaning "heather" in Gaelic, Fraoch, epitomises the vibrance, warmth and comfort that you will experience during your stay in Scotland's capital city.

Our Bed and Breakfast is open all year round to visitors to Edinburgh, whether you are looking for business trip accommodation or a luxury guest house to base yourself whilst on holiday.

Fraoch House Accommodation

Fraoch House has been designed with warmth and comfort in mind.
The B & B is set in a lovely Victorian building, and whilst we have retained many of the period features they have been combined with contemporary design, to produce a clean, modern look.

Froach House has 9 rooms are available. 1 single, 1 twin and 7 doubles including a disabled friendly double that can be converted to a twin. Cots and extra single beds are available on request.

All rooms have their own bath facilities, 7 en-suite and 2 with their own private bathroom (across the hall).
Feeling too relaxed to sample the night-life - then make yourself a cup of coffee, curl up in bed, and watch our HD digital flatscreen television or a DVD ( a wide variety of DVDs are supplied free of charge).

If you need to check your hotmail account or simply want to surf the web then broadband Internet access is available from a communal PC. As well as having a communal PC, we have free wireless internet connections to every room allowing use of your own laptop.
We are constantly upgrading the facilities we provide and are committed to improving the comfort of our guests.

Breakfast is important for raising your energy levels for the day's activities ahead. At Fraoch House we want you to get the best possible start to your day that you can. A sample of our menu is to the right.

Location:
Our luxury Bed and Breakfast accommodation is located in the heart of the city, close to Edinburgh city centre.
As there is free on-street parking, Fraoch House is ideally situated to allow visitors to take advantage of the many local attractions in the city of Edinburgh.
Our Bed and Breakfast also lies within easy reach of all major travel routes, making it the ideal base to experience the many fascinating towns and cities in Central Scotland.

Once on Princes Street head away from the castle.
Veer left into Leith Street (A900 Leith). Continue down Leith Street going straight over at the round-a-bout - you will pass the Playhouse Theatre on your right. Again go straight over at the second round-a-bout taking you on to Leith Walk. Pilrig Street is the 3rd turn off on the left and has a church on the corner.
Once in Pilrig Street, Fraoch House is on your left hand side, number 66.
The Lothian Buses service number 11 stops right outside our front door.

Edinburgh is famous for its Castle, the Festival, the Fringe, the Tattoo, and Hogmanay celebrations, not to mention shopping, hospitality and nightlife!
Whatever your reason for visiting the city, no matter what time of year you visit, Edinburgh will leave a lasting impression which is sure to keep you coming back for more!

Environmentally Friendly:
At Fraoch House, we try to recycle as much as possible and to use electricity wisely. We compost and recycle all recyclable waste.
We also ask our guests to let us know when they would like their towels changed and hang out our washing in the garden, weather permitting, or dry it indoors in quieter times.
We use low energy light bulbs including the harder to source low energy spot lights.
We hope to build on these measures in the future to try and make Fraoch House more energy efficient.
Our recent extension was built with thermo blocks which reduces our heating requirements considerably

Deep Sea World You can walk along the bottom of ocean as sharks glide only inches above your head, in the world's longest underwater viewing tunnel.
