Edinburgh hotelAynetree Guest House is a family run Victorian detached guest house, with FREE private parking for 6 cars, situated near the city centre.

All rooms have en-suite except one which has a private large bathroom. The dining room has a coal fire which is used during chilly mornings.

All bedroom windows draught-proofed and refurbished with acoustic secondary glazing installed in front facing bedrooms January 2011, retaining the character of the house.

Although central to all attractions including Arthur's Seat and the Palace of Holyrood; the house is peaceful, quiet and relaxing, overlooking parkland with the waters of the Firth of Forth flowing in the distance.

Aynetree Guest House Accommodation

For your comfort, we offer five fully equipped en-suite bedrooms and one double bedroom which has a private spacious bathroom; all modernised to a high standard.

All bedrooms have controllable central heating, complimentary toiletries, hair dryer, radio alarm clock, remote control colour flat screen TV with Freeview channels, hospitality tray with tea/coffee making facilities.
Guests can always be certain of personal attention.

Room 1
King-size double or twin room with original stone fireplace and traditional wooden floor with shower, toilet and wash hand basin en-suite. Located on first floor with views overlooking the back garden.

Room 2
Large family room with original marble fireplace, traditional wooden floor and acoustic secondary glazing with one double bed and a set of adult bunk beds. Shower, toilet and wash hand basin en-suite. Located on first floor with views to the front of the house overlooking the park.

Room 3
Family room with traditional wooden floor and acoustic secondary glazing with one double bed and a single bed with shower, toilet and wash hand basin en-suite. Located on first floor with views to the front of the house overlooking the park.

Room 4
Double room with original stone fireplace, traditional wooden floor and large private bathroom (not en-suite) with
hand-held shower, bath, toilet and wash hand basin. Located on first floor with views overlooking the back garden.

Room 5
Double room with traditional wooden floor and and acoustic secondary glazing with shower, toilet and wash hand basin en-suite. Located on ground floor with views to the front of the house overlooking the front garden.

Room 6
Petite double / single room with traditional wooden floor and double bed. Shower, toilet and wash hand basin en-suite. Located on ground floor with views to the back garden.

To fuel guests for their day of exploring, we offer a full traditional Scottish breakfast, vegetarian option, or a full continental breakfast.
Guests with special diets are also catered for on prior notification.
Edinburgh's excellent and convenient public bus service gives quick and easy access to the other parts of the city with a direct bus to the city centre from the bus stop right outside the house.

Other features and facilities include:
· Unfortunately we cannot accept children under the age of 3 years.
· FREE wireless high speed internet access is available to those wishing to use their own WiFi laptop, subject to compatibility.

Directions:
From the east (A1) - Follow the road until you see the Big W store (now closed down) on your right. Next set of traffic lights turn left - sign posted 'City Centre'. The Aynetree Guest House is located 800m on the left (opposite Portobello Park).

From the south (A68/A7/A702) - Approach the A720. Head for the A1 and exit at (Old Craighall Junction) - sign posted 'City Centre'. Follow the A1 until you see the Big W store (now closed down) on your right. Next set of traffic lights turn left - sign posted 'City Centre'. The Aynetree Guest House is located 800m on the left (opposite Portobello Park).

From the north and west (M8/M9/M90) - Follow the M8 then the A720 South (NOT A720 north) to the A1 exit (Old Craighall Junction) - sign posted 'City Centre'. Follow the A1 until you see the Big W (now closed down) store on you right. Next set of traffic lights turn left - sign posted 'City Centre'. The Aynetree Guest House is located 800m on the left (opposite Portobello Park).

From the city centre - Head for Waterloo Place and then over to Abbeyhill - now following the A1. Drive past Meadowbank Sports Stadium then bear right onto Willowbrae Road (still the A1) which changes to Milton Road West and then Milton Road. Omni furniture shop / National Tyre Service garage is on your left just before a set of traffic lights. Aynetree Guest House is located 200m past the traffic lights on the right (opposite Portobello Park).

Getting to the guest house from Waverley Train Station:
By bus - Walk up to Princes Street and take a No. 44, 44A, 44B, or 44C (NOT a No. 26) bus (either Lothian Region Transport or First Bus Group) from outside the Ramada Jarvis Mount Royal Hotel / Jenners department store (opposite tall monument in Princes Street Gardens). Tell the driver that you want off the bus at Bailie Place (which is one stop after Duddingston crossroad traffic lights). Aynetree Guest House is on the other side of the road. If getting a day pass; only get the No. 44, 44A, 44B, or 44C Lothian Region Transport bus.

Getting to the guest house from Edinburgh International Airport:
By bus - Take a Lothian Region Transport Airline Bus (No. 100) to the city centre (Waverley Bridge). Walk up to Princes Street and take a No. 44, 44A, 44B, or 44C (NOT a No. 26) bus (either Lothian Region Transport or First Bus Group) from outside the Ramada Jarvis Mount Royal Hotel / Jenners department store (opposite tall monument in Princes Street Gardens).
