The semi-detached 3-bedroom cottage is ideally situated in a quiet position just off the main square in the pretty Deeside village of Ballater.

Built and equipped to a very high standard and deceptively spacious, it has an open-plan sitting room/kitchen with patio doors leading out to an enclosed walled garden.

Gairnshiel Cottage can sleep up to 6 people. It would also be ideal for 2 couples, having two double bedrooms with adjacent shower rooms.

The scenery here is stunning with the high peaks and wooded hills leading down to the River Dee. Braemar and Balmoral Castle aren't far and Aberdeen is only 35 miles. The area has many tourist facilities and award winning restaurants.

For the energetic, this is the center for outdoor activities including golf, skiing, hang gliding, fishing on the River Dee, hill walking and climbing.

There is parking space for 2 vehicles at the front of the property. Garden furniture is provided, as is a rotary clothes drier. Gairnshiel Cottage features total control central heating and full double glazing. The pressurised water system provides excellent showers. There is a pay telephone on the premises.
KITCHEN AND LIVING AREA
The entrance hallway leads into an open plan kitchen, lounge and dining area with patio doors to the rear garden. The living area features a Nicam stereo/Teletext television, video player, CD player and DVD player. The kitchen equipment includes cooker, microwave, fridge/freezer, dishwasher and washing machine.
BEDROOMS
Gairnshiel Cottage sleeps 6 people in 3 bedrooms with 2 shower rooms.
Off the entrance hallway on the ground floor is a bathroom with shower and a double bedroom with built in wardrobe. Stairs inside the front door lead to the first floor, where there are a further two bedrooms off a small landing, one with double bed and en-suite, the other with two single beds. Both bedrooms have built in wardrobes and skylight windows. All bed linen is provided, but please bring your own towels.

Activities:
Ballater is an excellent touring center and is popular for all sorts of activities.
Golf can be played on the local Ballater course, nearby courses at Aboyne, Braemar, Tarland and Banchory, or one of many other courses in the surrounding area. Ballater is conveniently situated between the downhill ski areas at nearby Glenshee and The Lecht (which also features a variety of summer activities), while the Cairngorm Ski Center is also within reach (Ski Scotland).

There is a gliding center at nearby Aboyne, and the Cairnwell at Glenshee Ski Center is the center of the Hang Gliding School attracting top fliers from all over the country. There is a swimming pool at a local timeshare resort which can be used by non-residents. Local walks range from the old Aberdeen to Ballater railway track to the drover paths to Angus.

Climbers can scale the peaks of Lochnagar and other local mountains. The River Dee runs through Ballater and there are stocked lochs for fishing; permits can be purchased locally. Pony trekking is also available locally. Not least, there is ample opportunity for rest and recuperation.

From Aberdeen railway station pick up the A90 south on Andrerson Drive then take the A93 along the north side of the River Dee follow the A93 all the way to Ballater, approximately 35 miles.
Getting there by Aeroplane
From Aberdeen Airport pick up the A90 south on Anderson Drive, then take the A93 along the north side of the River Dee, follow the A93 all the way to Ballater approximately 40 miles from the airport.
Getting There by Ferry
From Aberdeen ferry terminal pick up the A90 south on Anderson Drive then take the A93 along the north side of the River Dee, follow the A93 all the way to Ballater, approximately 35 miles.
