Cottage is a modern detached property situated on the outskirts of Westhill
town less than 13km west of Aberdeen.
Pond Cottage Accommodation
Accommodation consists of - Ground Floor - dining kitchen, utility room
with washing machine and tumble dryer.
Lounge with log fire, conservatory, double bedroom, shower room. Underfloor
heating and central heating throughout.
First Floor - 2 double bedrooms, one ensuite. 1 twin room, family bathroom with separate shower. Garage and private garden with ornamental pond.

Spacious, stylish lounge with feature wood-burning fire and Freeview T.V,
leading into the conservatory.
The Conservatory:
The conservatory has comfortable leather seating with a T.V. and DVD player.
This bright and airy room with panoramic views south over peaceful farmland.

Modern, luxury kitchen with Neff cooker incorporating a microwave and
conventional oven, with dishwasher and larder fridge. The kitchen opens
onto a spacious dining area which can seat 8 people.

A well appointed utility room with washing machine, tumble dryer, ironing
board and iron, fridge freezer. Rear door giving access onto the rear
garden and the rotary clothes dryer.
Outside:
Pond Cottage has a large garden mainly laid to grass with shrub boarders
and mature trees. To the rear of the property there is a large patio and
a large, shallow, ornamental pond with small decorative waterwheel. To
the front; a generous parking space with a garage adjoining the house.

A little history:
Pond Cottage was built in 2005 on the site of the original stone-built
Pond Cottage dating from the 1870’s.

Westhill's growing shopping facilities include; Tesco, Marks & Spencer
Food Store, Aldi and many local shops with a diverse range of shopping
opportunities.
There are a variety of local restaurants only a short distance from Pond Cottage, including YAN Oriental Restaurant, The Broadstraik Inn, Luigi's Italian Restaurant, The Shepherd's Rest, Garlogie Inn and Jaff's (at Dunecht).
The cottage is also ideally situated for access to Royal Deeside, the Castle Trail, a wide variety of golf courses, walking, fishing, shopping and theatre breaks.
Castle Country:
Pond Cottage resides within the heart of Castle Country. Take the Castle
Trail and find some of Scotland's architectural gems for yourself. Two
of the most beautiful examples are virtually on your doorstep, Castle
Fraser and Drum Castle are less than ten miles away!

Schools
Pond Cottage is in the catchment area for Elrick Primary School. There
are two other primary schools in Westhill.
Secondary education is available at Westhill Academy.
There are several playgroups and a kindergym in the area.
Westhill Public Lending Library is situated less than 1km away just off
Hays Way, tucked behind Westhill Academy.
Public Transport
Westhill is fortunate to have an excellent bus service to Aberdeen with
busses running every 15 minutes throughout the day. Pond Cottage is only
140 meters from the nearest bus stop.
